TCDD's Shopping Mall Station in Istanbul Has Been Determined

The project of the “AVM Station” to be constructed by TCDD to Söğütlüçeşme in Istanbul has been announced. The shopping mall will be operated by the company that has been building for 25 years and the company will pay only 32 thousand monthly rent before opening, and then 161 thousand TL.

According to the news of İsmail Arı from Birgün; "Istanbul is one of the most valuable land in Kadikoy Söğütlüçeşme Republic of Turkey State Railways (TCDD) is opening the land for construction. Details of the "Shopping Center Station" project to be built on the land next to the Söğütlüçeşme High Speed ​​Train Station, which is stated to be worth millions of liras, have been revealed.

According to the project, “train station, commercial area and parking lots” will be built on a total area of ​​50 thousand 781 square meters. A total of “420 vehicle parking lots and 23 shops and offices” will be built on the land, 443 of which are closed and 118 of which are open. For the High Speed ​​Train, 660 meters of new rail line will be laid and a 36-foot viaduct will be built.

MONTHLY RENTAL 161 THOUSAND

TCDD, “Fıratcan İnşaat Turizm ve Ticaret A.Ş.” for the Söğütlüçeşme High Speed ​​Train Station Project He signed with for 29 years. According to the contract signed between the company and TCDD, the company was given four years, two years for permits and licenses and two years for construction. The company will pay TCDD a monthly rent of only 32 thousand 315 TL during the construction process, to be increased annually at the rate of PPI. For the 25-year operation period after completing the project, a monthly rental price of 161 thousand 574 TL was determined to be increased at the same rate. According to the contract, the operating right to be given to the company in exchange for construction will expire in 2047.

According to the information in the project introduction file, 73 percent of the project planning area is owned by TCDD. Nine percent of the land is owned by the Treasury, three percent by the Istanbul Metropolitan Municipality and 14 percent by the cadastral gap. The total project area is 62 thousand 189 square meters.

PROJECT COST 193 MILLION TL

According to the information in the project introduction file, the total project cost will be 193 million 794 thousand TL. 144 million 698 thousand TL of this amount will be spent on construction area, 22 million 125 thousand TL on reinforcement area, 25 million 471 thousand TL on landscaping and 1 million 500 thousand TL on licenses and fees.
